Please help me decide whether to upgrade or buy new

I've realized that my computer has become a bit outdated. I currently am running Intel Core 2 Quad Q8800, Radeon HD4850 gpu, 8gb RAM a 600w power supply and Vista 64 bit. The model number of the computer is Gateway LX 6810-01. It's served me quite well since 2008 but it will now barely handle Attila Total War, only medium on Arma 3 and physically won't run Witcher 3. These are 3 games that I want to be able to run well on High settings.

I found cpu/motherboard combo for $149. I think it's the A10 7870k with an AMD A55 motherboard. Specs on these seem pretty good and for less than half the price it seems close enough to the i7 4790k to run these games on high. Will these just bolt in to my existing tower? I've got a pretty decent size tower but I'm not sure how changeable these things are. How do I know a cpu/mobo will fit and work in my computer? Can I switch from Intel to AMD?

Next question, how difficult is changing the cpu and mobo? I'm an auto mechanic that deals with electrical stuff a lot so I do have technical skills but the most I've done with a PC is change a graphics card and power supply.

FWIW I was thinking one of the R9 graphics cards but that could change. I don't really need help with that as that's something I can easily research on my own.

Would I be better to build this or buy one of the Craigslist builds that seem to have similar specs to what I'm suggesting I install in my existing pc like this one:

Lastly, I am open to other suggestions other than the A10 CPU. That was just something I quickly researched and found a seemingly good deal on. I Haven't really figured out a solid budget but at the same time I'd like to keep costs as low as possible (which is why the A10/A55 combo sounds good)and my 2nd child will be born in 58 days. I don't need a super computer, I just want Attila TW and Arma 3 to play really well. I guess I'd like to keep the CPU/mobo under $300 and my gpu under $200. Thank you all for any help.

Sell your current motherboard, cpu, ram and graphics card. I doubt they will get good prices. Your system is so old that even a pentium g will outperform it.

For $500(300+200), you can easily buy new components. Plus anything you get from selling the old system.
Changing motherboard and cpu is very easy. The screw holes are standardized unlike automotives you work with. You only need a philips screw to build a whole computer. Like you asked, they will just screw into your existing tower.

There's a major catch to that Craigslist build. I think that guy is a filthy liar. It's impossible to get all that hardware for $285 new. Unless he is losing money, and I doubt that. It's probably:

1) illegal Windows
2) Some Chinese knock-off PSU
3) A crappy GPU, not as listed

Thank you. Just out of curiousity, if I already have 8gb of RAM and a decent power supply, why would I replace them? Wear and tear? Or are they not usable with the new motherboard?

You need new ram as the new motherboards uses DDR4 ram. You have DDR2 ram most likely.
What is your power supply model and brand?
