Replacement Modem from CenturyLink - setup questions

I am in a condo complex. Our internet comes in through an ethernet cable in the wall (not a DSL cable). My old router/modem died after a storm. I picked up a new PK5001Z from CenturyLink. When I connect the ethernet cable to the router, it does not register as internet enabled. It must still be waiting for a DSL connection. Will this router not work with my connection type? The OLD router was a Westell 7500, fyi.

We do not have a DSL connection. Only an ethernet jack in the wall to connect us to the internet. The previous Westell 7500 worked when the ethernet was plugged into it. This one won't.

If that work, all you need is a router.

Not renting. The internet is included in our condo dues. Unfortunately, all the CenturyLink offices have closed down here. I just happened to see a technician in a parking lot and asked if he had a replacement. He handed me this one. I'm guessing it's not for our condo setup.
