Rust lagging on anything above "fastest" setting

Hi, i recently got rust and can play it fine on "fastest" setting, but any time i go above that setting i get stutters. The game runs at 60+ fps and it will lag if i open inventory or loot or anything and if i just play for a few seconds, sometimes the stutter is long, other times its short, but it does make the game unplayable. My GF can play it on good settings and her pc specs are lower than mine (Core i3, GT640, 16GB RAM, SSD) my pc specs are:

CPU: Core i5 6400 2.7GHz
GPU: GTX 750TI 2GB Windforce OC Edition
RAM: 8GB

i have a normal HDD, not an SSD.

Check your RAM usage. Rust needs a lot of RAM to work and 8 gigs might not be cutting it.
SSDs also very nice for Rust.

Check your temperatures - You should honestly be able to run it at medium settings.

Check health of drive with hard disk sentinel trial, might want to defrag your hard drive, it might help

Also inquire into GPU / CPU overheating

The program recommended shows no errors or anything bad, it says everything is perfect.

Check your RAM usage. Rust needs a lot of RAM to work and 8 gigs might not be cutting it.
SSDs also very nice for Rust.

On "fastest" the RAM usage is 85% and on "simple" the usage is between 84 - 93%
