Trouble with GTX 1080ti / VR

Hey everyone good morning,

Before I start here are my specs:

CPU: i7-4790 @3.6
GPU: 1080ti
Mobo: Z97 Sabertooth Mark 1
RAM: DDR3 16GB -

I recently just upgraded my GPU to the 1080ti, and picked up a HTC Vive. I use a 1440p 144hz G-Sync monitor for regular gaming (just the one monitor) and it seems to handle anything I throw at it.

But I have noticed something strange, the GPU load stays at around 25-50% at Ultra settings, 1440p. And I also notice that sometimes I will slightly drop frames.

But the reason I'm writing this and asking for help is because when I recently setup the Vive, a very demanding piece of tech, the GPU load still stays at 25-50%. And this time I'm definitely noticing some lag and its very annoying especially when you have those goggles on your face, almost makes you sick.

So I had my friend come over and play Batman Arkham VR to benchmark for me while I read the temps/loads on the monitor. Below are the temps/loads after an hour of playing (with the game still running):

CPU:
51c - Average Temp
35% - Average Load

GPU:
68c - Average Temp
25-50% - Average Load

He was telling me there was noticeable lag, and I really think the lag would go away if the GPU would use full load.

Anyway so hopefully I can find some help and figure this out, as I would love to use VR with no frame drops with whats supposed to be the best card for VR on the market.

what settings are you playing at? not sure itll make a difference with this either... but at least in WoW with my 970, if i kept the settings at what i thought would give me 60fps constant (med-high) i was getting iffy performance. I increased the settings to ultra and actually got better performance. My naive thinking was the GPU was kinda sleeping on the job with med-high whereas with ultra, it was running full strength

so something to try would be increase the settings to ultra and see if that doesnt help

I was looking for that last night, but in VR I haven't seen too many graphics options unfortunately but will definitely try it in regular games.
