[SOLVED] Upgrading monitor need some insight

I currently run a Dell 1080p 144hz TN display and I am thinking of upgrading. I am looking at either a 1440p 165hz IPS or a 1080p 240hz IPS, I mainly use the computer for gaming but I occasionally do some work on it (mainly work for university). My main games are Rainbow six siege, Battlefield, CSGO, World of warships.
System specs:
i5 9600k
Rx 5700xt
16 Gb of ram

I want some help making this decision since I feel that both options deliver their own benefits. Note: I do mostly like to play first-person shooters and I am quite competitive when playing them I just don't know what would make the biggest difference the improved visual clarity of 1440p or the better fluidity of 240hz?
The monitors I am looking at are:

1. Dell S2721DGFA 27" WQHD (2560x1440) 165Hz
   [*]Alienware AW2521HF 25" Full HD (1920x1080) 240Hz

I would get the Dell, you will not be able to tell much difference between 144 hz and 240. Your upgrade should not be at all for the higher refresh rate but size, resolution and image quality.
