Upgrading to a better gaming PC

I am in the middle of building a gaming PC but I am stuck at the decision of which CPU and motherboard will work best with what I already have.

I already have the following being used with an old CPU, motherboard and RAM which works great for some games in 1080p but it is bottlenecking other games like Dishonoured;

Gfx = Asus GTX970 STRIX
PSU = Corsair RM750
Case = Corsair Carbide 400R
HDD = Crucial M4 SSD
Display = Samsung 1080p LED

I have been thinking about the i5 4690 or i7 4790 with the Asus H97-PLUS motherboard. Getting a CPU which could be overclocked is also a possibility which I don't know too much about what that entails and if it would be worthwhile for my setup. I am assuming that the biggest factor is just keeping the CPU and internal case cool which may mean I need to add in a whole bunch of cooling too?

Budget is not as much of a concern as performance is.

Can anyone give me any tips for a CPU, Motherboard and RAM setup?

An i5-4690k @ 3.5 GHz, which can be overclocked, is a great choice for gaming. It can easily run most games and there won't be much bottle necking at all. A Cooler Master Hyper 212 EVO is a good choice for a CPU cooler.
The H97-PLUS motherboard doesn't allow overclocking since it is a H97 chipset. If you want overclocking, you may want the Asus Z97-A or similar Z97 motherboards from other companies if needed. I have a Asus Z97-A motherboard in my computer, which looks nice and is fairly easy to install. Just note that it only allows 2 graphics cards max, and only comes with 4 case fan slots. Also comes with a UEFI Bios which is great.
If you want new RAM I would go for G.SKILL Ram, G.SKILL Ripjaws Series 8GB (2x4GB) perhaps? I've heard other companies make good RAM, but I use G.SKILL RAM currently and I don't have any problems with it. You likely won't need any more RAM than 8GB unless you are doing rendering.

Thanks for the reply. I'm not sure about OCing to be honest. I cannot even be bothered to keep changing the OC settings on my GPU let alone have to keep tuning and monitoring my CPU temps and voltages all the time.

What I am thinking is to go for the i7-4790, the Asus H97-PLUS and 2x 8GB 1600MHz Corsair Vengeance RAM. I want the PC to be as reasonably powerful now for gaming and as future proof as possible.

Is there any other component which would be better for my setup that I should substitute?

You should tell about ur budget first ur GTX 970 is currently sufficient for every game out there. an i5 4690 or k version are a good choice for gaming and if u wanna overclock u can get Z series chipset which require better cooling system than stock. Which cause more money to spend.
Considering future upgrades your H97 or Z97 support 4th new 4th and 5th gen. and option for SLI and crossfire are must in MOBO for a multi GPU setup.
