wanting to build a gaming rig under 35000 in india.

Hey i am very confused what to buy.
1st of all i have a monitor,ram,ssd,keyboard,mouse,cabinet
I just want a processor,graphic card,mobo,smps,HDD all under 35000max.
Here is what my instinct says
i5 4690 or 4590 (not the k i am not into overclocking)
mobo 4k-5k
smps (i dont know zebronics gold?)
graphic card (gtx660 or r9 270x?)
i want some expert advice.any help will be deeply appreciated.
its not my final rig.you can suggest me any other rig for future proof gaming for atleast 5 years thanks in advance.and forgot to mention i am in india.

the AMD 8 core overclocked will be better than the i5 for gaming and raw power and multitasking. also it is a pretty good price too. I'll ave a build outlined by the end of the day.
