Weird lag spikes in multiplayer games

I know many people make threads about this, but I have tried so many things and can just not get an answer. So my problem is that my Wifi speeds are perfectly fine, everything is fine, I can talk to friends over Xbox with no interruptions, then, as soon as I join a game, It becomes unplayable. I will start experiencing lag about every 5 seconds lasting for a few seconds that makes the game unplayable. I have tried changing the channel for my router, my NAT type is Open, and again, I have perfectly fine Download & Upload speeds. If anyone knows what is going on, any help is appreciated, Thanks

Ya a ton of stuff but without specs your post is almost useless. We need that info to help you out

Sorry, I don't know exactly what you guys would need, but its not my pc that is the problem. It is something to do with my router because it is my xbox that this is occuring on (sorry I didn't make that clear). I mean if you need my specs to determine something Wifi related I'm happy to comment them but its my internet so I don't think you would need it? Again, sorry I have no idea what is needed.
