What should I upgrade first? (CPU etc or GPU)

Hi, I need a little bit of help and guidance on what order to upgrade my Gaming rig.

So my current rig consists of:
MSI MS-7826 Motherboard
i7 4770 3.2Ghz
16GB DDR3 1600Mhz RAM
GTX 1050 Ti
CX850 PSU.

I'm wondering what would get the best performance increase for gaming.
My options are:
a) i7 7700k + MSI Z270 Motherboard + 16GB DDR4 3200Mhz RAM
or
b) GTX 1080 Ti

Eventually I will buy all of the parts above, but I don't have the funds to buy it all at one time which is why I need some help choosing what to upgrade first. Both options come to around 650 each.

A GPU upgrade to the GTX 1080 ti would give you the biggest boost.

The 1080 ti would give you the larger FPS boost in games.
As for programs and rendering etc. go with the i7 7700k.

Yup, for games it's the GPU. Plus, the GPU can be easily moved over once you replace your mobo. You'll get more immediate benefit in the interim.

What resolution you are playing? If you only play 1080p , no need to get gtx 1090t

I'd argue if he has the cash to spend, he may as well go up to the 1080 so that he can future-proof, or provide that flexibility to get a better monitor resolution later on.
