I would still get a 2-fan if you can fit one in the case. Barely fitting but having two fans is better than having a little extra space but only one fan.

I have the Gigabyte 1070 mini and I think the cooling could be a bit better. That said I've not had a chance to try the Zotac 1070 mini but assuming that because of it's length and two fans it's probably better...

Personally would go with a Zotac, however the gigabyte was all that was out when I bought my 1070.

You also might want to mention how "small" is "small".

What can you tell about the card? Which in your opinion would be better - EVGA GTX 1070 SC or the ASUS DUAL? If I go with the EVGA, I'm not sure if it'll fit though.
In centimeters I have about 27cm of free space.

ASUS Dual runs quiet and smooth , my son loves the card.

OK with 27cm you have a bit more space to work with, my limitations was 22cm for my chassis which is why I was looking at the particular cards.
