Why do I experience FPS lag spikes in these games?

Alright so my computer is pretty good, built it mahself and I have no clue why I get fps spikes ~_~

Specs are as followed:
CPU:A10 7850K
GPU: RADEON R9 380
RAM: 8 GB COSAIR RAM
MOTHERBOARD: FM2 A88X+ KILLER
1 TB Hard drive.
Windows 8
& a shity 80 dollar monitor xD.

Games I play: S4 League (57-60 fps but looks horrible & choppy even with V Sync)
Counter Strike Global Offensive (57-60 fps with V Sync and 120-200 without v sync, spikes a lot though)
Guild Wars 2 (40-60 frames, unstable)
Elsword 58-60 frames (I know it isn't a big spike but my computer shouldn't be spiking at all on a game like elsword)
I cant even run Blade and Soul with 30 fps, I probably get 25 (at best)
Dunno the issue.

Any suggestions?
 
I hate to have to ask it, but have you updated the drivers recently? Are you monitoring the card temps to make sure that airflow or dust isn't causing any issues? Are you trying to run the games on Ultra? Here's some information comparing the GPU to some others. Not really sure what kind of slow downs you are having, and none of those games are that demanding hardware wise, but it is possible that your swap file is being accessed at times and is causing it. I haven't had a computer without my OS/swap file on an SSD for a while so I'm not sure how much worse it would be or not. Otherwise... I assume you've scanned for malware and made sure your computer isn't doing maintenance or some other process in the background while gaming?
 


Yeah I try to play every game on max settings but what I'm not understanding is why I can't get steady fps on elsword & S4 League when Counter Strike takes way more to run and I can get up to 200 on that game.. Just doesn't make sense to me

..those games aren't demanding at all.. Someone told me it could be windows 8 but the thing is, I truly don't know..

My processor is L2 4mb cache.. Could that be it? I honestly don't know.. My pc is brand new, literally built it about 3 weeks ago.. Was supposed to be good to run most games for now until I'm ready to either upgrade the parts or just buy a new pc'

Hmm link doesn't seem to work. Have you tried.... loading defaults in BIOS, or loading "performance defaults" or something similar? Usually BIOS's now have a easy mode where you can just tell it to "optimize". Maybe there is some weird setting causing this.

I assume your monitor isn't free-sync if its a cheap one? Just wonder if there is a setting for it or if it might cause a weird stutter if its on in the GPU but doesn't have a monitor to work with. Honestly I don't even know if that's possible just an idea.
 


I'm a little confused by this. You do realize that all PC games will have fluctuation? 40-60 FPS is perfectly normal in GW2, 58-60 FPS is extremely consistent. NO game will ever give you a perfectly consistent frame rate, unless you have V-sync on and your system is capable of always getting higher than 60 FPS. Even then, some games simply have the occasional hiccup.

I'd also like to point out that your weak link is the CPU. It will cause some bottlenecks from time to time.

Turning off V-sync will make the hiccups less of a problem stutterwise, but it will introduce tearing. A Freesync monitor would help, and so would a high refresh rate monitor.

S4 league stuttering could be an issue to deal with, though V-sync makes stuttering worse in almost all situations. The rest sounds like normal play.
