xeon w3550 upgrade to i7 4770

I have a boxx workstation with the following spec..

Xeon w3550 on supermicro x8sax
12gb men
Nvidia gtx780

I've been offered an i7 4770 with motherboard and memory for £200

All I use it for is gamiing, will there be much of a difference?

 
It would undoubtedly be faster than your current config in terms of gaming performance. How did you end up with a Boxx anyway? Nice (a bit over-priced) workstations, but not typically a consumer system.

Is the i7 the K (unlocked) version?
 
My local computer shop managed to buy them from a company working on the last iron man film! I paid £500 for the machine with a gtx780, don't get me wrong it's fantastic but i think the cpu is creating a bottleneck in some games when things get "busy" hoping this £200 upgrade will solve that. Apparently my motherboard is a bit special being a supermicro?
 
I think the swap would be pretty straight-forward. Boxx uses standard components inside the case. Yes, the Supermicro mobo is "special", but only because it is a workstation/server class component.

The new motherboard will likely be quite a bit smaller (dimensions), but that would present a problem.

You should be able to sell the parts you remove (CPU, mobo, memory) and recoup your funds (or a large portion of them).
