YouTube/Netflix/Hulu Buffering in Fast Internet

Currently just setup new internet in my new apartment. I have 100 download 10 upload for internet speed. I have a router/modem combo from the ISP that I have disabled WiFi on and have my ASUS AC3100 connected to via Ethernet. It serves as my router. Both boxes sit next to my computer. My problem is that the devices connected via Ethernet/2.4ghz/5ghz all buffer on YouTube and Netflix. They take a little bit to start and then will buffer after a little while. I’ve went through my router a couple times and the isp’s combo and tried to find settings to fix the problem. But to no surprise, it still buffers and I’ve reset the routers back to defaults. It surprises me because I can download games on steam and everything else and they download at the correct speed and don’t fluctuate. Does anyone have any idea about what the problem could be?
