Turns out there were 2 types of different screws that looked identical. But if you look at it very closely, there was a very tiny difference. So there were screws made only for the motherboard. And others for the other most. Also I have to make sure the screws are not tilted towards right or...

I had to use left hand to hold the screw and right hand to rotate slowly, then pick up the screw with right hand. it worked. I guess if I did flip it, it could've worked as well.
