That system isn't going to be prepared to play games well at all in the future. You're going to have to buy new components later down the line and it will cost more in total than pitching in 100-200 more now. Even today, that system will have some serious trouble running games at 1080p.

If you're not going to overclock I would just get the standard 3770. If you get the 3770K you should get a board with a chipset better suited to overclock. Otherwise you'll be sitting without more, free performance. Who wouldn't want that?
