any ideas on what to try?
ethernet status says speed 1.0 gbps however download on Ookla says 30 mb/s it's really confusing.

Your internet subscription plan is 1Gbps? Cable? What is your modem brand/model?

Woops. You were talking about powerline adapters. Powerline adapters usually sucks because there are a lot of noises in the electric wires. getting just 1/10 of the spec's speed is normal. You were getting even worse result, just 1/30 of the speed, however. You can try different electric outlets but don't expect too much.

If you have coaxial cables in the rooms, then use MOCA adapters, which will run at claimed rated speed. Cheaper solution of course will be just use ethernet cable.
