1440p 60hz or 144hz, GTX 1080Ti

I've seen benchmarks and fps tests with the 1080Ti on 1440p and I can see how it struggles to reach an avg of 144fps on newer titles @ ultra. But I think it can at around 80-120fps

What are the effects of having lower fps on a 144hz monitor? Will it be laggy? Will it be like 30 fps on a 60hz monitor?

Will it be worth getting a 144hz one if the 1080Ti can't even produce that high of an fps?

I am willing to tune down some settings to achieve it, as someone who has gamed with budget laptops for years, I could downscale everything down just to get playable fps. But I'm putting a lot of money on this rig that I'm planning to build, so I just want to game at high to very high settings this time without worrying about low and unplayable fps.

Get the 144Hz as you are "willing to tune down some settings to achieve it". High-Very High settings would do well on GPU-intensive AAA titles on a 1440p/144Hz.

You can also produce smoother gameplay if the monitor can sync with the lower FPS output if you get a G-Sync capable monitor.

For a 1440p/60Hz monitor, you'd get better value with a GTX 1080/1070/even a GTX 1060-6GB/RX 580-8GB (for some non GPU-intensive titles). The 1080 Ti is overkill IMO for such 60Hz monitor (unless it's 4K).

Thank you for your answer! One more thing that's bothering me is if it looks ok if downscaled to 1080p?

This concern is mainly because I also play League and the game has a known issue about the UI being really small at resolutions above 1080p.
