I don't think it's wise to buy a older motherboard then pay someone to flash the BIOS when your budget can get you a much better CPU on a socket with an actual upgrade path. With the EVO 212 Black I think it's possible but it does come down to silicon lottery. I put that into the build as the stock cooler does keep the 2600 pretty cool but it's quite loud.Alright I see, I'll go with the build you recommended.
