So I have very good specs to run this game:

Windows 8.1
Intel Core 17 4770k processor
Evga GTX 770
Corsair Vengeance 8GB (2 x 4GB) DDR3-1600
Seagate Barracuda 2TB 3.5" 7200RPM

which is well above the recommended high settings for AC4. However, I installed it today and was playing around in the first few levels with all the specs set to ultra and physx except for the antialiasing which I kept at MSAAx4 and I noticed that in addition to a few instances of stuttering, the FPS was all over the place, sometimes reaching 60 but often times dropping down to 30 and even to the 20s. I hear that AC4 isn't a very good PC port..but I didn't think that it would be this much of a disaster..

I was wondering, do any of you guys have any ideas on what I could do to smooth out the fps? I don't care if it goes into the 30s...I just want it to STAY where it is..because the jumping up and down of the FPS constantly is really damned annoying.

I downloaded the latest Video card drives..are there any other drivers I need to install? AllI know is that Max Payne 3 and Skyrim both played very smoothly.

EDIT: I also hear that if Godrays are set to high it can make an amazing rig go into the 30s, and dropping it down one step can fix fps drops. Is that true?
