Efficient CPU for gaming and rendering for around $300

The title mainly says it all. The reason I'm making this thread is because I'm looking to upgrade my CPU as it has been degrading my gaming experience. My graphics card can handle any game there currently is on the market at 1080p, but where I notice a lack of performance from my pc is in situations where processing power is mainly utilized. For example, I can be running a solid 80-90 FPS in Crysis 3 on the highest settings, however, when I walk into a large field of grass (or something of that sort), the FPS drops drastically, nearly halving it at around 48. I also render videos quite often, and it would be nice to have a cpu that is adequate in rendering videos in a good amount of time. I can't even play a simple game such as Team Fortress 2 while they render, it gets extremely choppy.

I currently have an intel i5 4460k and I'm willing to pay for anything up to $325. All answers are appreciated :D

The best CPU upgrade you could make from there with your current motherboard (LGA 1150) is the i7-4790k. You'll get the added benefit of hyperthreading from the i7, a faster base clock, and will be able to overclock the CPU quite aggresively.
