This is the PC I am planning to build at the end of the year, well that is if I don't change any more parts. I was wondering if anyone could make any improvements to lower cost or improve performance.

The idea is so that everything syncs with the case but if I need to change motherboard or something then I can downgrade the case to the NZXT Noctis 450 without the ROG

Yeah just get rid of the thermal paste and switch out the motherboard and cpu for the new 8600k and z370 board.
You don't need to buy additional thermal paste, the CPU cooler should come with some of it's own.

I would also advise you grab a larger SSD, ~500GB at a minimum, the decrease in load times on games becomes addictive pretty quick and your not going to be able to load too many applications on a 256GB drive once your OS is installed.
 


Intel coffee lake is launching in october so maybe wait since you can get a 6 core i7 then for the same price.
 


Yep, and those will use different motherboards, so I wouldn't plan ahead in too much detail at this point. The 8700K will likely cost more than the 7700K is currently selling for though. Even the 6-core i5-8600K might outperform a 7700K though, and that will undoubtedly cost less.
