Question Game in 1080p on 1440p monitor?

So currently I have GTX 1070 with a 1080p 60hz monitor. I was looking to upgrade to 144hz for Rainbow Six Siege especially but due to a sale here in my city I'm able to get a 1440p 165hz monitor in a much better value than 1080p 144hz so I was wondering if I should buy the 1080p or 1440p monitor? Will I be able to lower the ingame resolution to 1080p to push out more frames? Will that look good enough on a 1440p monitor?
Because I don't think 1070 can run Siege on 1440p 144fps. I can't upgrade gpu now but I can later.
Price difference between 1080p 144hz and 1440p 165hz is just 50$

1080p on a 1440p monitor doesn't look as good as 1080p on a 1080p monitor. The pixels will be less dense.

I'd also imagine there might be pixel tracking issues if using a custom resolution to fill the screen.

But whether you get the fps you're after will also depend on your CPU.
