[SOLVED] Help in upgrading my system

Hi everyone,
I am doing some research on upgrading my computer since it is more then 7 years old, even though it works quite well it is still strugling with running the newest games which is what i am using it for (cod + bf2042)
so i will try to do it as instructed but i don't have answers to some of the questions. here we go:

Approximate Purchase Date: about 3 months period.
Budget Range: don't have real budget, at some places will put the extra cash for improving and future proofing but generally would like to do more of a mid budget range.
System Usage from Most to Least Important: gaming.
Are you buying a monitor: no
Parts to Upgrade: CPU (have i7 3770K) and mobo (as i have to), RAM, and new SSD as well. also cooling might be needed. oh, and i want a better cooling Case.
Do you need to buy OS: No
Preferred Website(s) for Parts: don't have one
Location: Israel
Parts Preferences: Intel for the CPU (want the i7 12700k), and think i will prefer one of asus\msi\gigabyte mobo's, but open for suggestions if there is a big advantage for others.
Overclocking: probably not, but optional.
SLI or Crossfire: Nope

Additional Comments: want it to be well built as for the rig i use now i can still play most of the games and all i upgraded till now was the GPU once (RTX 2060 Super). want it to be cool (temp wise) and quiet. don't need a wifi as i connect via LAN. don't know if i want the DDR5 or to settle for DDR4 (think probably is enough). want a lot of USB ports :), and air cooling (as i have no experience with water cooling at all)
And Most Importantly, Why Are You Upgrading: improving gaming experience.

First of all, thanks.
Going to go over the list soon.
The only thing that I see right away is that you added a liquid cooling, which I prefer not to use if possible.
Another thing is that I am planning on traveling to the states (USA) in about 3 months so if it will happen I will buy everything there and take it home with me, so also optional to post parts from there.
So you think DDR5 is worth the extra money? Cause I saw some recommended DDR4 in much cheaper price (100usd or so).
Another question is what do you think about SSD WD black? Which is also cheaper.

So, got some research to do now on that list.

A budget would really be nice.
i know, i can afford it, just that i see in different places different opinions and benchmarks on these two, saying opposite things.. and if there are several options with the same performance i would obviously will choose the cheaper one. unless there are other advantages even if it's reliability..

CPU: i7 3770k
Mobo: asus p8z77-V
RAM: crucial ballistix 16GB DDR3 (dont know which one exactly)
SSD: Samsung 840 ~250gb
Power: seasonic x-series. not sure if 750 or 1000W
CPU cooling: noctua fans - don't remember, and can't find the model.

thanks guys.

now i am looking at the stocks in tustin MC store, and there are no mobo's of DDR4 available there :(
The availability of parts now is really crazy..
will continue monitor the stocks there.
do you know if i can place an order there some time before i arrive so they will reserve the parts i want and order the ones they don't have in that particular branch from others, so when i arrive it will all be waiting for me so i could come and collect it and pay for it? cause as i see it, there is a big chance i will get there and have only some of the parts i wish to buy..
