Hoping an upgrade would be worth it

Looking to see if I can make an upgrade to be able to at least run ESO and league of legends on medium graphics. ESO I would like to be able to at least get my view distance up is my major issue.

I am running:
CPU: AMD Athlon II X2 245 2.9GHz
Motherboard: ASUS m3a78-EM
Ram: 2x2GB corsair VS2GB8002
Graphics: XFX amd r5 230
OS: windows 7 64-bit
Power Supply: really old thermaltake blackwidow with max output at 400W-450W

I've got a budget of around $200-$300, if i can avoid buying a new motherboard,saving me money on an OS I would prefer that. But if its got to go, don't worry about a new OS.

So, what I want to replace is the CPU, graphics, and if its a must the motherboard.
I believe everything else is okay in the computer. Could tell me differently, but if you could tell me if its worth the upgrade, like will I see an improvement in my games, or will I end up staying below medium settings in ESO, and league; and if it is worth it, what to purchase, because I have no clue what is a good deal for the money.

And looking to purchase within the next few weeks. Starting around black friday week.

You can get a nice speed boost buy just buying a new video card and then moving it to your new components when you get around to it.

Radeon R9-270X is a good mid gaming card for about $150 and should run on your power supply. It will be a big boost for you, and the card will still be good even if you wait a year to upgrade everything else. Keep your current card to sell with your system if/when you do.
**in order of importance**
If you want to keep your motherboard:
a mid tier graphics card like R7 260X (~$100)
strongly recommend a quad core Phenom (Phenom II x4 940 = ~ $80)
Total 8GB DDR2 1066 memory --> 2x2GB or new 2x4GB (~$80-100)

If you do not want to keep your motherboard:

I think you'll be much happier selling (ebay/craigslist/hand-me-down) your current computer and buying one with the newer parts.
