Question How much can a cheap motherboard inpact gaming performance?

Current specs:
asus m5a78l-m lx plus
Fx 8350
R9 fury
Corsair ax760
8gb ddr3 oc to 1833
500gb WD ssd.
Win 10.

So obviously my mobo isn't great. When I built the system many moons ago it was with an fx4300 and r7 260x so it was fine. I got the cpu and gpu for $150 and decided to toss them in my old system. Everything works o.k. I did underclock my gpu as it is rated at 275w max output and my mobo is only rated at 260w.
I frequently play games like morrowind or civ 5 which shouldn't be too intensive on my system, yet I still see the occasional screen tear or fps drop in morrowind and the graphics take a while in civ 5 to load some times.
Would I really notice an upgrade in performance if I bought a newer mobo like the asus sabertooth? I can find them for pretty cheap these days, or should I wait until I can upgrade to the newer am4 socket?
