Intel 4690 System Build 1000-1200 Budget, Newbie

Hey guys long time reader, first time poster. I've been doing a lot of research about building a Desktop, and I am getting indecisive there is a lot of options. I went into a local shop, and got some help quoting a price, but looking around I've tried to make some tweaks: Keep in mind I'm in Canada so some of the prices get up there.

I guess I should state at the start that I mainly play TW series of games, RTS games occasional Smite. Maybe Division when it arrives?

Case: NZXT H440 (already have)
SSD: HyperXFury 120GB (already have)
HD: 1TB Seagate Baracudda 7200RPM 64MB (already have)

Local Shop Quote: (from what I've researched wont overclock)
i5 4690 = 290
Asus H97-Plus LGA 1150 = 130
KingstonHyperXFury 2x4GB @1600 = 85
Thermaltake Smart Standard 650W = 80
Asus GeForce GTX960 STRIX 2GB = 280
Windows 8.1 64bit OEM = 130

Total = $1035

Now after looking around I've realized i can do more if i look at other sites as well.

My Quote:

So for +15$ I can get an Overclockable CPU? I guess what I am looking for is including those components and around 1205$ budget is it worth upgrading the core and board. Also IF it is that big of a deal I have no problem upgrading my Video card to the 970GTX(429.99$). Would I notice that big of a jump?

Also would it be more beneficial to stick with the GTX960 and eventually get another and run in SLI or would it be better to just get the GTX970.

My local store also says they price match, would it be rude for me to show him a revised list and ask him to match the prices?

Anyone else have a build that would come under or around my quote?

If want to stick closer to the lower end of your budget, drop the overclocking, and get this instead. Far better GPU. CPU performance difference won't be noticeable.

As far as a 960 vs a 970, a 970 will provide a decent bump in performance, but possibly not worth the extra $100-200.
 
Thank you. But i cannot use partpicker as a price guide because after the exchange rate and shipping from the US it usually ends up at a higher price. So i have tried to use solely canadian merchants. Newegg.ca, ncix.com, Canadian computers

Fair point. Switching countries to Canada pushes the price over your current build price by about $20 - I'd still say it's worth it for the better PSU.
