New built lag games

Hello, today i built a new pc but the games are very laggy, with the new beta for battlefield hardline, when i start the game i get good fps like 35-40 but then after 20 seconds the game becomes unplayable.
Crysis 3 won't even start!?

My build:

i5 2500k
650Ti Power Edition
ASRock Z77 Pro 3 motherboard
 
I will try that tonight, the psu is new and is good.
I think the gpu has the right cable attached, i don't know for sure. I don't know what other cable i should use for that.
 
Have you tried different games because if you are playing the hardline beta then there most likely will be issues with connections and lagging. So maybe try a different game if possible and see what happens then.
 
When i turned off any oc settings the game ran good on high, but if i go to ultra the game starts to lag again (tested with battlefield 4).
Also when i play battlefield 4 MULTIPLAYER on the same high settings, it starts lagging again, but my internet connection is very good. Any explanation? My psu is also new at 500 watt
 
If you are playing the game fine on campaign on Battlefield 4 with High settings but when you go to multiplayer with the exact same settings and it turns out to be lagging then it is most likely the server you are in. Also do you have any other games you can test except BF4 and Crysis 3.
 
Well i finally found the solution, i reseated my ram and added another one of 4gb totalling 8gb.
Now the lag spikes are totally gone. I had also trouble with installing 2 sticks of ram but now i put them in slots 1 and 2 and it works perfect :)
 
I despair sometimes. I now remember why we always ask for full system specs first.

Also, NEW build? The processor was released 6 years ago and the graphics card 3 years ago.

Im surprised you managed to find a motherboard for that 2500k!
