New GPU Problems

I recently sold my GTX 770 4GB and bought the GTX 970 4GB. However, it seems like my GTX 970 isn't performing like advertised. In fact I feel like it's even slower than my GTX 770. For instance, the benchmarks for the new Assassins Creed Syndicate says it can play the game on Ultra high settings with AA turned off at 70+ fps. However, my video card outputs only half that at around 27-35fps.

and other settings such as texture etc?

It's all set to high except for AO which is just on HBAO+ and also I can play with medium settings with decent fps but then the game crashes after every mission. Also I just loaded up CoD Black Ops III and it freezes in the menu every time.

My GPU is even struggling with the game Hard West. There's gotta be something going on here.
