Howdy, Team.

I’m looking to build a new PC due to Windows 10 EOL next year, my budget is around 2.5k+, I would like to start with getting a CPU and MB, I see that AMD is now the preferred choice for CPU's. What would you recommend for games and applications?

If I were going to purchase today with that budget I'd do something like this. The 120mm fan goes inside the back of this case for an exhaust fan.
