I've planned a build for some time now. The goal is gaming on everything high+ at 1440p/144Hz

I'm open to suggestions you might want to make, in order to save money or get better quality parts

CPU: i7-8700K
CPU Cooler: Hyper TX3 Evo
GPU: Gigabyte RTX 2080 Ti Gaming OC
RAM: HyperX Predator 32GB DDR4-2666MHz (HX426C13PB3K2/32)
Mobo: Gigabyte Z370P D3
PSU: Corsair RM850x (850W)
SSD: Samsung 860 QVO 1TB
HDD: Western Digital Blue 1TB
Case: Corsair 275R Tempered Glass
Fans: (6x) Cooler Master Silencio FP 120mm (not PWM edition)
Monitor: Aorus AD27QD

Some notes:
– I chose the Predator RAM kit because it is a very affordable 2666Mhz kit and with CAS 13, the only one I found at this price
– I would like feedback about the Gigabyte Z370P D3, and any suggestions for better options at the same price range
– I know the Corsair 275R is troublesome with mounting and unmounting the tempered glass panel, but I'm willing to cope with it as a compensation for the features it offers
– I would like some opinions about the Silencio FP fans, from anyone using them, because I don't know how silent or effective they are. Also I didn't choose the PWM variants because they were quite more expensive

Thanks in advance

Solution
Thanks for your suggestion, I see what the problem is.
Do you think the 212 Evo would cut it or do I need to get the MA620P? Also, in case I replace the CPU cooler fans, do I need to get PWM replacements? Do you think it's worth it to get PWM fans for case cooling as well, if the motherboard supports them?
212 EVO(150w TDP) wouldn't cut it. The 8700k is capable of up to 170w: https://www.tomshardware.com/reviews/intel-coffee-lake-i7-8700k-cpu,5252-12.html
The MA620P makes more sense... OR, just go with @King Dranzer 's selection entirely.

PWM fans give you more control over the fan curves. If you're more of a 'plug it and forget it' type, you don't necessarily need pwms.
IMO, I think they're worth it.

From the get go, the Hyper TX3 Evo needs to go.
The 95w TDP applies ONLY when the cpu is fixed at stock clocks(3.70ghz), which it does not stay at, unless you set it that way in the bios.

Aim for something bigger, like the MA620P or MA621P on the above list.
