Upgrading my entry level system. GPU vs CPU

As the title implies, i have a i3 2100 in a asus p8h61m le mobo with a 8gb 1333 ram and sapphire hd 7770 ghz oc edition.

GoaI: play games like witcher 3 and shadow of mordor in high-ultra 1080p @ 45-60 fps

I only have to pick 1 option due to a budget constraint (enough to buy a gtx 980 ti with a few bucks to spare)

Option 1: i5 6600k + GB z170m d3h or asus z170m plus and a 8gb 2400 ddr4 with my old 7770

Option 2: buy used used non-K i5 or i7 2nd gen swap it with the i3 and a gtx 980ti

Option 3: buy used i5 3570k with a z77 mobo, noctua nh d14 for OC, gtx 970

Personally I would like to go with the option 2 and buy a skylake, mobo and ram after a year.

What do you guys think?

The CPU is very stable and the 970 will be 100% secure 45 fps or above. That can go for like 2 or years maybe. Bu,t if you really want a good upgrade, get a 980 ( not ti) and it will run stable 60 fps.
You do not need to buy a noctua. The cryorig h7 or h5 will be plenty to cool a overclocked Intel i7 or i5

Then I see the second option as better because you can get a i7 2600k that will still run any game well and that witcher 3 runs great on more threads. Combine it with a 980ti or 980. Then add a good 8 more gb of 1333 for 16 gb total. Then you have yourself a beast of a machine. That would last a good 3 years or more,
But remember nothing can be called future proof because who knows what might happen in the next few years. few

Some games will require a SLI to work 60 fps. But option 2 and 3 seem the best for now, but do not forget to upgrade bios before getting rid of old CPU.
Option 3 seems best to me. The 970 will work great. and the 3570k will run games really well

So ryan how long do you think option 3 will last until i need a major updgrade? And how much fps will i able to squeeze in a 970 and i5 3570 in a ultra setting gameworks off? I will only play on a 1080p @ 60hertz monitor.

Upon looking back I would go with option 2 and not upgrade until you need one. The 2600k is still a very capable processor and the 980ti will be a great performer. You need not a noctua.
