Virtual gaming pc components

I have no clue about pc gaming so building one is not optional. My budget is $4k and I am trying to get a future proof rig that's easily handles virtual reality. Are the components listed below sufficient?

That sounds like overkill to me, if it's not necessary than I won't bother, this rig will be used solely for gaming. I can stomach the ram memory upgrade but i doubt the motherboard upgrade will significantly improve my gaming experience, if at all.
