What CPU would be best for my build (gaming/light editing)

I am building my first PC and need some help choosing a CPU for my gaming/light editing I will be mostly gaming but will record gaming and do light video editing. I won't overclock. I want to spend less then 300$ but it it would increase the performance big then I will spend more.

CPU:
GPU: Msi GeForce GTX 970 (The cheaper version)
MOBO: MSI Gaming 5
RAM: Corsair Vengeance 2x4GB 1600MHZ
HDD: 1TB 7200RPM
SSD: Will be added later
PSU: Seasonic semi-modular 620W
CASE: Cooler Master 371
 
Considering your budget, either a Xeon 1230v3, or an i7 non K would do just fine. You'll find that essentially the Xeon line is an i7 but without the onboard GPU - which is not an issue since you will have a 970. There are a few other differences but nothing that has anything to do with your tasks. Also they no longer require a server mobo or different RAM.

In terms of recording gaming, I would recommend something with hyperthreading, since you may run quite a few programs alongside each other and the extra headroom will be useful.

Please take the gaming information about i5 chips with a pinch of salt. Yes, they are clocked slightly higher and as such they can perform very slightly better in less threaded tasks, however the difference is tiny and once you get into highly threaded tasks, the hyperthreading will be very useful and increase your speed significantly.
 


Where I live the 1230v3 is 20$ more expensive than the I7-4790 which should I get?
