What to buy for my new build?

So, my old build isn't really holding up, so I want to buy a new mobo and cpu (and os to go with). I have...a gpu, psu, case, monitor, speakers, mouse, keyboard that are all perfectly fine...what do I buy. I know i7 is around the corner, but I'm not super sure I want that...primarily because, 1-the expense, 2-the ram issue (being locked into ddr3, and the quirkiness of the ram required for x58 mobos/i7 cpus)...so I'm looking for a mobo for gaming suggestion...I've put the feelers out in a bunch of locations and am looking for people's thoughts.

Look into p45 for single graphics card, or x38/48 for multiple.

As for i7, if you use single gpu, it doesn't offer much for gaming anyway.
