Battlefield bad company Lagg?

Hello,

i am experiencing lagg spikes and mouse lagg when playing Battlefield:Bad company 2
My pc specs are:

Intel dual-core e5700 @ 3.4 GHZ [overclocked]
Sapphire Radeon 5670 GDDR5 512mb 830/1050 Mhz
Kingston 4GB 1333mhz, DDR3 RAM
Gigabyte G41MT-d3v
Western digital 250GB 7200rpm
I am using Windows 7

I am playing on high settings 1440x900 resolution and my avg fps is 40,however i am getting lagg spikes every few seconds and my mouse is bugged too, i cant move it properly.I tried lowering detail,changing priority, nothing helped.

I think my pc shoud run the game because on Crysis 2 i get 60 fps all the time,Race Driver GRID 40fps,Left 4 dead 60fps,Oblivion 60fps,Half life 2 60fps,
Most of games run well on PC i only have problems with this one and also Assassins Creed, where i am getting avg 25-35 fps no matter detail amount or resolution.

So what is wrong with these games?Can i fix the lagg and boost fps in assassins creed ?

recon-uk are you sure? It's quite an old game, I'm pretty sure it should work on a dual core especially clocked that high.

@OP: Reinstalling the game would be first step.

Maybe,but i run Crysis 2 at 60fps and its newer game, and what about assassins creed?
Why am i getting only 30 fps.I was getting same fps with my old 8500gt and this card is much better :/

So this means if i had quadcore i would propably have much better fps? So which games can i play on Dualcore? I know i can play Crysis 2 well but Bad company not.
