Question im wondering if my motherboard is holding back my performance

just curious im experiencing low frame rates, but my cpu gpu are not even close to being maxed out! normally with every game there around the 40-60% mark dont know why i am experiencing low frames in state of decay 2.

my specs
cpu: i7 7700k
gpu: evga gtx 1080 super clocked 2
ram 16gb 2400mhz
mobo: z170a gaming m5

CPU and GPU will not be running at 100% in all games at all times. Low performance is what exactly, in numbers and compared to other benchmarks? Did you you test the system with other games and compare your results to benchmarks with the same video card and CPU or run other tests to see how the system is running, like PassMark, 3DMark, etc...?
 
Just wondering because I have heard there are compatibility issues with my CPU and mobo not sure if it's TRUE
Would only be an issue if the mobo came with an old BIOS version, in which case your PC wouldn't even boot with that CPU. Otherwise it's fine. Couldn't hurt to make sure you have the latest BIOS, but it's very unlikely to make any difference in performance.
