Lagg on some games

Hey guys, im having issues with lagging and (minor) stuttering when i play games like mafia 2, dues ex human revolution, battlefield bad company 2 etc.
I've been told this shouldn't be possible, especially with my OC'ed cpu. I would appreciate some other opinions.

My specs are

Monitor: Samsung 21.5" 1080p
Cpu: I5 750 @ 3.9
Mobo: p7p55d pro
Ram: 2 x 2 kingston ddr3, not sure what model (no heatspreaders)
Gpu: EVGA gtx 560 ti ds sc
Psu: corsair tx 650

EDIT: Forgot to add, cpu usage is usually around 80% on all cores, and peaks at 99% ish. Ram never goes past 80% and gpu load is at 50%-99% depending on graphics settings

Did you try lowering some in game settings that's have effect on your gpu? Does it still do the same?

I believe the problem lies in the ram or cpu because reduced setting and/or res doesnt seem to lessen the frame drops.

Do you have v-sync enabled? If yes try disabling it.

I've tried both on and off, same result but (obviously) lower gpu usage with it on

What are your cpu temps while playing?

around 70C max. Gpu is about 82C max. Also, i just noticed the stuttering happens even over 60 fps.
