Question What upgrade should i fo?

currently my pc has g31 chipset motherboard 4gb ddr2 ram intel core 2 duo e7500 2.93 ghz processor, nvidia gt 710 2gb gddr3 gpu, 500gb hdd, 400 watt psu. I am thinking of upgrading my pc and by budget us 15000 to 18000 indian rupees. I will only upgrade motherboard, ram, cpu and gpu. I am thinking of getting intel i5 3470 (4000 rupees), zebronics h61 motherboard (3000 rupees) 8gb ddr3 ram 1600 mhz (2000 rupees) and nvidia gt 1030 2gb gddr5 (7000 rupees) total 16000 rupees. Can anyone suggest me other upgrade better than this.

Few points to be noted :-

1. My budget strictly must not go above 18000 rupees.
2. Don't suggest me amd processor or gpu.
3. I can also go for any h110 chipset motherboard and ddr4 ram but i5 3470 is not supported on that and my budget on cpu is under 5000 rupees so if you suggest my any h110 chipset motherboard then suggest a cpu too.
4. I will think of upgrading hdd psu cabinet, etc later on.
5. My priority is gaming and slight coding.
6. I will play games on 720p resolution.
7. Currently i have windows 7 ultimate 64 bit and after this upgrade i will change os to either win 8.1 or win 10.
8. Keeping in mind the current pc part situation, i know that i will get parts for more price but i made my budget in keeping mind the latest price of components,in the mentioned components i think of getting, i have mentioned their price too and dont tell me to wait as if i dont upgrade under 2 months then i will never get to upgrade this pc.
9. i will buy a new pc after 3 years.

Please don't invest in yester years technology, not when you could possibly get a recently concurrent system with a Ryzen 5 1600.

The conditions you're posted, all make other users think that you already have your answer and further answers/suggestions aren't necessary. How old is the PSU in your build and it's make and model?

You don't need to worry about psu as i will also upgrade my psu to gigabyte 500 watt psu. Also, rather than nvidia gt 1030 i will go for nvidia gtx 1050 ti 4gb gddr5 as it fits in my budget and in case of cpu i can either go with i3 4340 i5 3470 or i5 2400 depending on its stock in local offline store. I talked to a shop and that shop owner told that he will give gtx 1050 ti for 10000 rupees. please give more suggestions if possible. Also i will not go with any amd component and i just want to play games like gta 5 cod warzone ac creed origins at 720p low to medium settings
