[SOLVED] Why can't I reach higher fps in Dota 2?

Specs:-
Gtx 1080
i5 8600 (non-k)
4x2 8GB RAM 2666Mhz

Why can't I reach higher fps in Dota 2 even though the usage percentage of both my CPU and GPU are not that high?

I play at 1440p resolution.Even at 1080p there is no difference. Even when I change it to 1080p, the results are the same. I only have this problem with Dota 2 and not other games. The fps drops to 60 or even lower. The average is around 90-100 fps. I don't think I should be getting this kind of performance for these specs. Is it because of the CPU? From the tests I see it should be getting at least 150 fps consistently

What are your graphical settings in Dota? Are you using the default settings in Nvidia's GeForce Experience tool?

Disable V sync and if that dont work then go check this guy
