Need Help Upgrading a Gaming PC

I'd like to preface this post by thanking you all for your help. I'm rather inexperienced when it comes to designing systems, so I've been just throwing money at this machine. I recently picked up Far Cry 3 and Crysis 2 and decided to use those as a sort of benchmark to find out where my system currently stands. Needless to say, I can't play on a stable 60 fps using maxed settings. I've read many great articles on this website, so I figured I'd tap into the brilliant minds on these forums to find out how I should proceed.

My current system is as follows:

Budget: About $300 - $400. It's flexible.

If there is any information I forgot to include, please let me know and I'll have it added in. This system was bought roughly at the end of 2009. Since then, I upgraded the GPU from a Radeon HD 5770 to the current. I've also upgraded the RAM from 2 x 2GB of Corsair memory to the current memory.

Given the current system, what would you look at upgrading next? Any advice is appreciated!

you can get a 3770k from microcenter for $230 if you live by one otherwise you can get one from newegg for $320 with that you can also get a z77 motherboard and better performance than the 965 Black edition you have currently.
