[SOLVED] Need help for choosing which to upgrade first!

As the prices of several PC components already stable enough, i decided this must be the time for me to upgrade my PC.
My current rig :
  • Motherboard Msi B360 Gaming Artic
  • CPU i5 9400f
  • GPU Msi gtx 1660ti Ventus
  • PSU Be quiet 500w gold

I planned to either upgraded either Motherboard and CPU or GPU and PSU, based on my current budget.
  • Motherboard to Asus Prime Z690 and CPU i7 12700k,
  • GPU to Asus RTX 3070 Tuf Gaming OC and the PSU to Corsair HX850w for future proof.

Which upgrades can offer more performance from my current rig?
I mostly use the PC for gaming at 1440p at 72fps or more. But its recently struggle to keep up with new games hence the reason for upgrading.

The gpu would give you an instant boost. Also I would look at a B660 board + 12700F in order to cut the cost while getting similar performance as the 12700K not to mention that cpu uses less power and creates less heat.

Review of that cpu with benchmarks.

Yes, i definitely gonna switch to i7 12700f.
I saw that the 12700f use 65w TDP compared to 12700k 125w. Before that, i also considered upgrading the CPU cooler should i upgrade to 12700k. The one i use now is Cyrorig H7, which is after some research, not good for 12700k.
Do you think the H7 enough for i7 12700f? I don't know if a lower TDP means lower heat.

Also i am from Indonesia. The MSI Mag b660 unfortunately cost about the same as Asus Prime Z690 in my country. Which about $280 after conversion.

The cpu cooler should work. You will need a LGA1700 adapter for it.
