I'd do this: Wait until next month when Intel releases the new Rocket Lake (11th gen. cpu's) so you get native support for 3200MHz RAM, PCIe 4, and improved IPC vs the Comet Lake cpu's and boards. You can use the money saved for an SSD if you don't aready have one.
The new 11th gen boards are just starting to show up.
Go with a B560 board in the $150 range ... I'll use this one for an example but more of these B560 boards from all board manufactures are showing up every few days now.

Intel Rocket Lake i5 11400F (no integrated graphics) $160 - $170 if I had to guess or the 11400 (w/integrated graphics) which usually runs about $20 - $25 more.

Register on Bestbuy, EVGA site, etc .. so you can get notified the next time they get a batch of cards in stock such as the RTX 3060 Ti or the RTX 3070.

Here's a review of the current Comet Lake i5 10400F. Look for the Rocket Lake version of that chip i5 11400F / i5 11400 to run circles around it due to native support of 3200Mhz RAM and improved IPC.
