[SOLVED] GPU Performance / Unity Games Crashing Often

I'm new to posting & asking for help so bare with me. So unsure of the real problem, i'd like to say I am fairly experienced with computers / computer hardware but can't seem to solve my current issue. Below are userbenchmark results.

GTX 1080 was bought from a close friend, good condition however I am experiencing issues specifically with unity games. Unity games crash often, specifically unity. GPU seems to run flawlessly with non Unity Games, getting great FPS in all non-unity games. Can run VR games just fine, as long as they're not built on Unity.

Slightly concerned by unity games crashing & GPU performance on the userbenchmark results. I've closed all unnecessary applications & ran the test a few times. Same general results.

Things I've tried -
Upgraded PSU, reinstalled windows, update BIOS, increased fan power on gpu, overclocked cpu & gpu, reinstalled games (unity games to try prevent crashing), capped fps, tried single monitor & a few other possible solutions with the help of friends but still having issues.

I have not overclocked often, always have had good airflow within my build, no dust inside. GPUs temp is sitting at a stable 30-40 C. I'm starting to think its time to upgrade mobo? Get a new GPU? Any idea why the benchmark would rate so low? Any idea's on Unity games crashing constantly?

I have yet to try using my old hardware but would rather find a solution before swapping hardware left & right.

RAM: G.SKILL Ripjaws V DDR4 2400 C15 4x8GB - 75.4%
MBD: Asus Z170-A
